Davenport is a small city in Polk County, just south of the Osceola County line and right off I-4 between Orlando and Lakeland. Over the past decade, it has transformed from a quiet rural town into one of the fastest-growing residential areas in Greater Orlando, driven by new construction communities that offer single family homes at prices well below what you would pay closer to downtown Orlando. If you are relocating and want the most house for your money while staying within commuting distance of Orlando's job market and attractions, Davenport deserves a close look.
What Homes Cost
The typical home value in Davenport was approximately $338,000 to $355,000 in mid-2026, according to Zillow data and recent closed sales. That makes it one of the most affordable areas in Greater Orlando for single family homes.
Much of the housing stock in Davenport is relatively new. Builders have been active here because land is still available and less expensive than in Orange or Seminole counties. Communities like ChampionsGate, Reunion, Solara, and Solterra offer homes ranging from the low $300,000s for three-bedroom homes to the mid-$400,000s and above for larger models with premium finishes.
Some of these communities were originally built around vacation rental models, which means you will find homes with resort-style amenities like community pools, lazy rivers, fitness centers, and clubhouses. Not all homes in these communities are short-term rentals, and many families live there full time. If you are looking at a home in a resort community, check the HOA rules to understand what is and is not allowed regarding rentals and daily life.
Older homes east of I-4, in the original town center, can be found under $300,000 in some cases. These tend to be smaller and on larger lots, with a more traditional neighborhood feel.

Getting Around
Davenport's biggest advantage is its location on I-4. Walt Disney World is about 15 to 20 minutes north. Downtown Orlando is roughly 40 to 45 minutes depending on traffic. Lakeland is about 25 minutes west, and Tampa is roughly an hour.
US-27 runs north-south through the area and connects to Clermont and Haines City. US-17/92 provides another north-south route. The downside is that Davenport has no commuter rail service and limited public transit. You will need a car for everything.
Orlando International Airport is about 40 to 50 minutes east via I-4 and the 417.
Things to Discover
Davenport is a smaller community, so many of its draws are nearby rather than within the city itself. That said, the area has more to offer than people expect.
Northeast Regional Park is the city's main recreational hub, with sports fields, a playground, walking trails, and picnic areas. It is where local families spend weekend mornings.
Lake Marion Creek Wildlife Management Area, south of town, provides hiking trails through pine flatwoods and wetlands. It is quiet, uncrowded, and a reminder that this part of Florida still has real natural landscape despite the construction boom.
Bok Tower Gardens in nearby Lake Wales is one of Central Florida's most beautiful and peaceful destinations. The 250-acre garden features a 205-foot art deco singing tower surrounded by landscaped gardens and a Mediterranean-style mansion. It is about a 20-minute drive from Davenport and worth a visit on a Saturday morning.
Posner Park, a large open-air shopping center at US-27 and I-4, has major retailers, restaurants, and a movie theater. It serves as the commercial center for the area.
For families, LEGOLAND Florida Resort is about 25 minutes south in Winter Haven. It is geared toward kids ages 2 to 12 and is far less overwhelming than the larger theme parks. Fun Spot America's Kissimmee location is about 15 minutes north.
True Blue Winery, a small local winery that uses Florida-grown blueberries, offers tastings and is a low-key weekend outing that visitors from out of town never expect to find in Central Florida.
Theme Parks and Beaches
Davenport's location right off I-4 puts it closer to the theme parks than many people realize. Walt Disney World is about 15 to 20 minutes north. Universal Orlando Resort and Universal Epic Universe (opened May 2025) are about 30 to 35 minutes north via I-4. SeaWorld is about 25 to 30 minutes.
LEGOLAND Florida Resort in Winter Haven is only about 25 minutes south, making Davenport one of the closest residential areas to that park. It is a popular choice for families with younger kids who want LEGOLAND as a regular outing rather than a special trip.
Beaches are a longer drive but still within day-trip range. Clearwater Beach on the Gulf Coast is about 85 miles west, roughly an hour and a half. Cocoa Beach on the Atlantic side is about the same distance east. Both make for a full day trip, and many Davenport families alternate between the two coasts depending on which way they feel like driving.
Schools and Families
Davenport falls within the Polk County Public Schools district. The area has seen significant school construction to keep up with residential growth. Newer schools tend to be well-equipped, though class sizes can be large in fast-growing areas. Research the specific schools assigned to the subdivision you are considering.
What to Watch Out For
The commute to Orlando can be difficult during rush hour. I-4 between Davenport and Orlando is a construction zone in several areas and congestion is common. If your job is in downtown Orlando or the Medical City area, plan for 45 to 60 minutes each way during peak hours.
Some vacation rental communities have mixed-use dynamics. A neighbor may be renting their home to weekly tourists, which can affect noise levels and neighborhood character. Ask about rental activity and HOA enforcement before buying.
Davenport is still growing into its infrastructure. Dining, healthcare, and retail options are more limited than in Orlando or Kissimmee, though that is changing as the population grows. You may find yourself driving to Kissimmee or Haines City for errands that would be around the corner in a more established city.
