Kissimmee sits just south of Orlando in Osceola County, and it is one of the most popular landing spots for buyers who want to be close to the theme parks without paying Orlando prices. The city stretches from the tourist corridor along US-192 down to the shores of Lake Tohopekaliga, one of Central Florida's best bass fishing lakes. It is a place where a family can buy a single family home for significantly less than in Orlando proper and still be 15 to 20 minutes from Walt Disney World.
What Homes Cost
The typical home value in Kissimmee was approximately $350,000 to $360,000 in mid-2026, according to Zillow and Realtor.com data. That covers all home types, and single family homes generally fall in the same range, though prices vary widely by neighborhood.
Poinciana, a large community on Kissimmee's south side, is one of the most affordable areas in Greater Orlando. Single family homes in Poinciana can be found under $300,000, making it popular with first time buyers and families moving from more expensive markets. The trade-off is a longer commute to Orlando's job centers.
The Celebration area, a master-planned community originally developed by Disney, sits at the opposite end of the price spectrum. Homes in Celebration typically start above $500,000 and can exceed $1 million. The community is known for its walkable town center, manicured landscaping, and top-rated schools.
In between, neighborhoods throughout central Kissimmee offer single family homes in the $320,000 to $400,000 range. Many newer subdivisions along the US-192 corridor and south of the Florida Turnpike feature modern construction with community pools and playgrounds.

Getting Around
US-192 (Irlo Bronson Memorial Highway) is the main east-west corridor through Kissimmee, connecting the city to I-4 and the theme parks to the west and to St. Cloud and Melbourne to the east. The Florida Turnpike runs north-south through the area and provides a faster route to Orlando than surface streets during rush hour.
SunRail's southern terminus is in Poinciana, giving residents of that community a direct commuter rail connection to downtown Orlando and points north. The Kissimmee Amtrak station serves the Auto Train and long-distance routes. Orlando International Airport is about 20 to 25 minutes east of central Kissimmee.
Things to Discover
Lake Tohopekaliga, known locally as Lake Toho, is the centerpiece of outdoor life in Kissimmee. It is one of Florida's top-rated bass fishing lakes and hosts professional fishing tournaments throughout the year. Kissimmee Lakefront Park, on the north shore of the lake, has a fishing pier, playgrounds, a splash pad, and walking paths along the water. It is where locals gather for weekend markets and community events.
Boggy Creek Airboat Adventures runs guided airboat tours through the headwaters of the Everglades, where you can see alligators, turtles, and wading birds up close. The Old Florida Riverboat offers sunset and weekend cruises aboard the historic Lillie, a replica steamboat that glides across Lake Toho.
Shingle Creek Regional Park preserves the headwaters of the Everglades and offers hiking and paddling through a cypress-lined corridor that feels completely removed from the city. The creek is flat and beginner-friendly for kayaking.
Old Town, a retro entertainment district on US-192, features weekly classic car shows on Friday and Saturday nights, along with rides, shops, and restaurants. It is not Disney or Universal, and that is the appeal. It is the kind of place where families can spend an evening for the cost of dinner.
Gatorland, one of Central Florida's oldest attractions, has been operating since 1949. It is a smaller-scale wildlife park focused on alligators, crocodiles, and native Florida wildlife. Locals take visiting family members here because tickets cost a fraction of the big theme parks and kids love it.
Medieval Times Dinner and Tournament, just off US-192, is another local staple that families revisit for birthdays and special occasions.
Theme Parks and Beaches
Kissimmee is closer to the major theme parks than almost anywhere in Greater Orlando. Walt Disney World's Magic Kingdom is about 10 to 15 minutes from central Kissimmee. Universal Orlando Resort is about 20 to 25 minutes north via I-4, and Universal Epic Universe, which opened in May 2025, is even closer since it sits near the Convention Center on the south side of Orlando. SeaWorld is about 15 to 20 minutes north.
LEGOLAND Florida Resort in Winter Haven is about 35 to 40 minutes southwest, making it an easy family day trip for kids ages 2 to 12. Fun Spot America's Kissimmee location is right on US-192.
The nearest ocean beach is Cocoa Beach, about 65 miles east, roughly an hour and fifteen minutes by car. New Smyrna Beach is a similar distance. On the Gulf side, Clearwater Beach is about an hour and 45 minutes west via I-4.
Schools and Families
Kissimmee is served by the School District of Osceola County. The district includes several well-regarded schools, and the Celebration area in particular has schools that consistently receive high marks. Like any large district, school quality varies by zone, so research the specific schools in the neighborhoods you are considering.
What to Watch Out For
Parts of Kissimmee near the tourist corridor can feel commercial and congested, especially along US-192. If you want a residential feel, look south toward the lakefront neighborhoods or east toward St. Cloud. Short-term vacation rental activity is heavy in some areas, so check local ordinances and HOA rules if a quiet residential street is important to you.
Flood zones are present near Lake Toho and along creek corridors. Check the FEMA flood map before buying and factor in flood insurance costs. For an overview of all the costs that go into your monthly payment, see our True Cost of Your Mortgage guide.
